These terms apply to this website (jakubstilesrealestate.com) and to text messages you receive from me. "I", "me" and "my" mean Jakub Stiles.

1. Who I am

I am an individual real estate investor (sole proprietor) buying houses for myself in Polk County, Florida. I am not a licensed real estate agent or broker. I do not represent buyers or sellers, and I do not list, market or sell property for other people.

2. No offer until we both sign

Nothing on this website is an offer to buy any property. An agreement to buy your property only exists once we both sign a written purchase contract, and the terms of that contract control.

3. Assignment and resale

If we sign a contract, I may assign my rights under it to another buyer, or buy the property and resell it. I will explain this before you sign.

4. No legal, tax or financial advice

Information on this website is general information only. It is not legal, tax or financial advice. You are welcome to have your own attorney or tax adviser review any contract before you sign.

5. Text message terms

• Program: Jakub Stiles property texts, sent to property owners I am in contact with about buying their property.
• What you will receive: messages about your property, my offer, scheduling calls or visits, and next steps in a sale.
• How you sign up: by telling me on a phone call that it's OK to text you, or by texting me first at +1 (904) 664-2747.
• Message frequency: varies, depending on our conversation.
• Cost: Message and data rates may apply.
• To stop: reply STOP (or CANCEL, END, QUIT, UNSUBSCRIBE or STOPALL) at any time. You will receive one message confirming that you have opted out, and I will not text you again unless you opt back in.

• Carriers are not liable for delayed or undelivered messages.
• Agreeing to receive texts is not a condition of selling your property to me.
• See my Privacy Policy for how I handle your information. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

This website is provided "as is". I try to keep it accurate, but I make no guarantees about its content. To the extent the law allows, I am not liable for any loss arising from your use of this website.

These terms are governed by the laws of the State of Florida.
