Privacy Policy

This policy explains what information I collect, how I use it and who I share it with. "I", "me" and "my" mean Jakub Stiles, an individual real estate investor (sole proprietor) buying property in Polk County, Florida.

1. Information I collect

• Information you give me: your name, phone number, email address, mailing address, the property address, and details you share about the property and your plans.
• Information from public sources and data providers: property and ownership details from public records, and contact details from third-party property data providers. I use these to find and contact owners of properties I may want to buy.
• Records of our contact: when and how we spoke, whether and when you agreed to receive texts, and any request not to be contacted.
• This website: the site has no forms, cookies, analytics or ads. Like any website host, my hosting provider may log technical information such as IP addresses for security purposes.

2. How I use it

• To talk with you about your property and make you an offer.
• To contact you by phone, email or text message (texts only if you have agreed to receive them).
• To prepare and close a purchase if we agree on one.
• To keep records of consent and of do-not-contact requests, and to comply with the law.

3. Who I share it with

I do not sell your personal information. I only share it when needed:

• With title companies, closing agents, attorneys and lenders, to prepare and close a purchase we have agreed on.
• With another buyer, if I assign our contract to them or resell the property, limited to the information needed to complete the purchase.
• With service providers that help me run my business, such as my phone and messaging provider, email provider and property data provider, who may only use it to provide their services to me.
• When the law requires it.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

4. Text messages (SMS)

I only send text messages to people who have agreed to receive them, either by telling me on a phone call that it's OK to text them or by texting me first. Texts are about your property, my offer and next steps. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Agreeing to texts is not required to sell your property to me. More details are in my Terms & Conditions.

5. If you don't want to hear from me

Tell me by phone, by email, or by replying STOP to a text, and I will stop contacting you and add your number to my do-not-contact list.

6. How long I keep information

I keep information for as long as I need it for the purposes above. I keep do-not-contact requests and consent records so that I can keep honoring them and show that I have done so.

7. Security

I take reasonable steps to protect your information, but no method of storing or sending information is completely secure.

8. Children

This website and my business are not directed at anyone under 18, and I do not knowingly collect information from children.

9. Changes to this policy

If I change this policy, I will update the date at the top of this page.
